SHE CARED FOR HER COMMUNITY. WE HELPED HER CALL IT HOME.

The Challenge: A young healthcare professional, just a few years out of medical school, wanted to put down roots in the community she served. But her substantial student loan debt pushed her debt-to-income ratio beyond the banks' guidelines.
The Solution: I found a specialized healthcare mortgage program offering 100% financing that allowed her student loan debt to be excluded from the qualifying calculation.
The Result: She qualified for a home with no down payment and could finally put down roots in the community she loved.
The Lesson: Student loan debt doesn't always have to stand between healthcare professionals and homeownership.

THE BANK SAID THEIR DEBT WAS TOO HIGH. THEIR BUSINESS SAID OTHERWISE.

The Challenge: A self-employed couple wanted to purchase a new home. Their business generated substantial revenue, but after legitimate tax deductions, their reported income wasn't enough to meet the bank's debt-to-income requirements.
The Solution: I used a bank statement loan program that evaluated their business deposits instead of relying solely on their tax returns.
The Result: They qualified and purchased their new home.
The Lesson: Your tax return doesn't always tell the whole story of your ability to qualify for a mortgage.

THE BANK SAID NO. THE PORTFOLIO SAID YES.

The Challenge: A borrower needed a $1 million cash-out refinance, but his W-2 income wasn't sufficient to qualify. The bank couldn't approve the loan using his tax returns.
The Solution: I identified an opportunity to use his investment portfolio as an additional qualifying income source alongside his W-2 earnings.
The Result: He qualified for a $1 million cash-out refinance.
The Lesson: Sometimes the problem isn't a lack of financial resources. It's finding a lender that knows how to evaluate them.
